What is Landlord Home Emergency Cover?

Landlord home emergency cover is insurance for urgent repairs at your rental property.

When something breaks suddenly, this cover sends a qualified tradesperson to fix it. You call one number. Help arrives. The repair gets done.

Real example:
24/7 helpline

It is 2am on a January night. Your tenant calls. A pipe has burst. Water is flooding the kitchen.

Without cover, you search for a plumber at midnight. Good luck finding one. If you do, expect to pay £200 or more.

With emergency cover, you call the 24/7 helpline. An approved contractor arrives within hours. The leak gets stopped. You pay nothing extra.

That is what this cover does. Fast help when your tenants need it most.

Do You Need Landlord Home Emergency Cover?

Not every landlord buys this cover. But for many, it makes life much easier. Ask yourself a few questions. Your answers will tell you if it is worth it.

You do not live near your property

Your property is 50 miles away. A pipe bursts at midnight. How do you handle it? With emergency cover, you make one call. Someone else deals with it.

You cannot afford surprise bills

Emergency repairs are expensive. A call-out alone can cost £150. Add parts and labour, and you are looking at much more. If a £500 bill would hurt your finances, cover makes sense.

You want a fast, arranged repair

Emergencies do not wait for office hours. Report a claim any time and an approved contractor is arranged — parts, labour and VAT included in your claim limit.

You struggle to find reliable contractors

Finding a good plumber or electrician is hard. Finding one at short notice is harder. Emergency cover gives you access to vetted, approved tradespeople. No searching. No guessing.

Your tenants expect quick responses

Good tenants expect problems fixed fast. Slow responses lead to complaints and bad reviews. Fast repairs keep tenants happy. Happy tenants stay longer.

Is It Worth It? Let us do the maths

Emergency cover costs around £10 to £25 per month. That is £120 to £300 per year.

One emergency call-out costs £150 to £300. One boiler repair costs £150 to £500.

A single incident can cost more than a full year of cover.

Legal responsibilities

Under the Landlord and Tenant Act 1985, you must keep your property in good repair. This includes heating, hot water and sanitation.

If something breaks, you must fix it within a reasonable time. Delays can lead to complaints, disputes or legal action.

Emergency cover helps you respond fast and stay compliant.

Risk assessment

Ask yourself:

  • How old is your boiler?
  • When were the pipes last checked?
  • Could you handle a £2,000 repair bill today?

If any answer worries you, cover is worth considering.

4Burst pipe repair£150 to £600
5Burst pipe water damage£5,000+
6Emergency electrician£200 to £400
